Gaps Let in More Than Weather

The strip of rubber under the door is pressed into concrete every time it closes and then baked by sunshine until the next trip. After a few seasons it stiffens, splits or goes flat. Meanwhile the vinyl stops around the sides and top shrink back, the door chatters in a breeze, and bugs and blown debris wander in.

Seals come in assorted profiles that only fit their own retainers, and retainers can rust or bend. We work out what your door uses, replace what is tired and fine-tune where the opener stops the door, so it lands on the new seal firmly without bouncing.

Signs the Seals Are Done

  • A bright sliver at the floor

Light under a closed door means the rubber has shrunk, cracked or flattened and no longer meets the slab.

  • Chatter when a breeze arrives

Stops at the sides and top that have shrunk away leave space for the door to rattle against its frame.

  • Leaves, sand or bugs indoors

Debris piling up along the inside edge shows precisely where the seal has stopped doing its job.

  • Rubber that is hard or curling

Pinch it. If it feels stiff or crumbly, or the ends curl up, it has finished its working life.

How New Seals Go In

  1. 1

    Identify the profile

Each retainer takes particular seal shapes, so yours is recognized before a new length is cut.

  2. 2

    Replace the track and trim

Bent or rusty retainers go, and side and top stops are renewed where they have cracked or crept away.

  3. 3

    Fine-tune the stopping point

The opener's down limit is nudged until the door presses evenly along the seal, and the safety reverse is rechecked.

Seal Questions

Will a new bottom seal affect the opener?

It can, slightly. A fresh seal is thicker than a flattened old one, so the door may stop higher than before. We adjust the down limit and confirm the door still reverses on contact, so nothing changes about safety.

Will new seals stop water coming in?

They block wind-driven rain, runoff, sand and small pests at the door. Rising water is another matter, since it finds a way around any door. A low strip on the slab, working with the seal, can add a bit of extra help.

Do tighter seals help with noise or heat?

A little of both. Closing gaps cuts wind rattle and keeps hot air from blowing straight in. An insulated door makes the bigger difference, but even that works best when the door around it is well sealed.

Drafts, Daylight or Bugs Sneaking In?

Mention where you spot gaps or debris, and you will hear what fresh seals would change.
